What are my voting rights in the condominium association?
Each Unit has one vote. See Article 3 of the Amended and Restated Declaration of Condominium and Section 2.6 of the Bylaws. Voting Certificates are required in some instances. See Section 2.6 of the Bylaws.
What restrictions exist in the condominium documents on my right to use my unit?
Single Family residential use only. Transfer of units to business entities restricted. Interval ownership or time-sharing is prohibited. Number of permitted unit occupants restricted. No nuisances or immoral or illegal uses, no fire or safety hazard or other uses which may affect property insurance. No use shall obstruct or interfere with the rights of other members. No exterior alterations without prior written approval of the Board. No loud noise, obnoxious odors or other sources of annoyance. Vehicle parking restricted; commercial vehicles, trucks, boats, trailers, motorhomes, campers, motorcycles, mopeds, motor scooters, golf carts and vans prohibited. Hanging of garments, towels, rugs or other items from building facades prohibited. Unlicensed and unsightly vehicles prohibited. Unit maintenance required. See Article 5 of the Declaration of Condominium and any applicable Rules and Regulations for these and other restrictions and responsibilities.
What restrictions exist in the condominium documents on the leasing of my unit?
No unit may be leased for less than thirty (30) days. A unit shall not be leased more frequently than two (2) times per calendar year. No less than the entire unit may be leased. No unit may be leased if a unit is delinquent in the payment of assessments unless rents are assigned to the Association. See Article 5(d) & (h) of the Declaration.
How much are my assessments to the condominium association for my unit type and when are they due?
9,720 annually, due in monthly installments of 810.00.
Do I have to be a member in any other association? If so, what is the name of the association and what are my voting rights in this association? Also, how much are my assessments?
Am I required to pay rent or land use fees for recreational or other commonly used facilities? If so, how much am I obligated to pay annually?
Yes. As applicable, a unit may also be obligated to pay any of the three (3) following monthly use fees: (1) Recreation Lease Fee: $20.65 (this fee only applies to 14 units); (2) Marina Boat Slip Fee: $30.00; (3) Marina Boat Lift Fee: $5.00.
